A sculptural home
Runda occupies a tight, overlooked corner plot in North London. A former brickworks site defined by a distinctive curved boundary. The site had long been underutilised, presenting both a constraint and an opportunity to unlock value through a carefully considered residential intervention.


We started with exploring the site’s potential and developed a viable approach for a new-build home that could respond to its unusual geometry and context. We established a clear architectural concept that maximised the site, while delivering a high-quality, low-impact home aligned with the client's focus on craft and sustainability.


We guided the project from early feasibility through to delivery. The result is a three-storey, timber-framed house defined by circular openings, flowing spatial sequences and a sculptural language that responds directly to its context. A low-carbon construction strategy, including timber structure, green roof and air-source heat pump, was integrated alongside a material approach that references the site’s industrial past through brickwork and crafted detailing.


Runda transforms a constrained urban plot into a distinctive and highly resolved home, demonstrating how a clear strategy, strong concept and careful delivery can unlock challenging sites. The project combines spatial quality, environmental performance and craftsmanship, achieving a significant reduction in operational carbon while establishing a new architectural identity within its context.
